How do you use your yard, how much yard would you like? How close to work would you like to live? Are there any neighborhoods that you are specifically interested in touring?

Buying A Home
An Order of Events
Meet with a few mortgage brokers (either in person or by email & phone) to get preapproved for a loan and decide how much you would like to spend.
Meet with Seema to identify your criteria for buying a home. Learn about the areas that interest you most and what prices are in those areas.
Begin the search
Seema will make appointments to view a number of homes that fit your criteria.
After viewing several homes, revisit your criteria to determine if it has changed.
Make an offer and begin the negotiation.
Come to an agreement on all aspects of the contract, price, closing date, repairs, items to be included/excluded from the sale.
Inspection by a licensed and insured, independent home inspector. This will tell you the true state of the home's condition.
Formulate a list of repairs or dollar amount that would transfer the home in good working order.
Repairs are negotiated and performed.
Bank appraisal: This assures the bank that they are lending money on a property that is of equal or greater value than the loan amount.
Walk-through. A day or 2 ahead of time we will walk through the property to be sure that there have not been any changes in it's condition since the contract was agreed upon.
Go to closing where you will sign the legal & loan documents to transfer the property into your name.

Selling Your Home

BEFORE THE SIGN GOES IN THE YARD
Research the market. Use comps to decide upon a price and the unique selling strategy best suited for your property.
Fill out the property disclosure and listing agreement.
Identify goal selling date, price and amount of repairs you are willing/able to do. Discuss types of loans and how the bank/appraiser's opinion affect what repairs must be done.
Tally and budget the expenses associated with selling your home
Find title insurance policy from when you purchased your home to save money on your title search.
Stage your home for photos and showings. Pre-pack and find safe places for pets and valuables.
Set up a showing agreement with the appointment center.
Seema will Inform your neighbors via mail that your home will soon be for sale.
SIGN GOES IN YARD
- Listen to buyers' feedback while continuing to monitor the market in order to remain competitive.
- Negotiate the contract and prepare for the inspection.
- Inspection.
- Even if you have capped the amount of repairs you are willing to perform for the buyer, after the inspection both parties return to the negotiating table.
- Possibly perform repairs or negotiate a financial concession in lieu of repairs.
- Bank appraisal. We will hand the appraiser a list of sold properties we used to help us arrive at the asking price to justifythe agreed upon sales price.
- Go to closing.
